Updated Schedule For Remaining Sealcoating

The remaining sealcoating for Tulip Gardens is scheduled to resume on Monday, September 13, 2021.

The following areas are to be covered:

  • The parking areas in front of buildings 9, 11 and 12 and the driveway up to E. Main Street. This is the blue zone. On the map previously distributed.
  • Parking area adjacent to buildings 4. Please see attached map. This is in the green zone.

Time Cars Need To Be Out of Tulip Gardens (BOTH AREAS):  

All vehicles must be out of these areas no later than 10 PM on Sunday, September 12th.   

Time Cars Can Come Back Into Tulip Gardens:  

Cars can be returned late Tuesday evening, September 14th, after the coating is dry and line striping is completed.  

Re-routing of traffic and the relocation of vehicles is for a period of 36 hours after sealcoating is completed.

Garages will not be accessible during this project. You will not be able to get in and out of the garages while the paving is being done.

Anyone who will be on vacation or is not able to move their vehicles during this time must get their car key to a neighbor 24 hours prior to sealcoating.

You can park your vehicle(s) on any street in Little Falls overnight as there is no ordinance for overnight parking. No identification is necessary.

Anyone who suffers from asthma or any related breathing conditions, please keep all windows closed during this time.

New Management team for Tulip Gardens

Effective immediately, Hampton Property Management has appointed new contacts for residents of Tulip Gardens.

Lori Bosch – Property Manager/Bookkeeper. Lori is very familiar with your property because she has handled all finances for Tulip Gardens for several years. Now, she will over-see all aspects of management for Tulip Gardens. Lori has more than 25 years of experience in property management. She will also handle inquiries regarding your maintenance fee account.

NOTICE OF THE ANNUAL MEETING – October 13, 2020

NOTICE OF THE ANNUAL MEETING OF THE MEMBERS OF THE TULIP GARDENS OF LITTLE FALLS CONDOMINIUM ASSOCIATION TO BE HELD: October 13, 2020

This notice requires you to Take Action. Please read.

PLEASE TAKE NOTICE that the Annual Meeting of Homeowners of the Tulip Gardens Condominium Association will be held on Tuesday, October 13th, 2020, at 7:00 PM. Due to the Covid-19 pandemic, the meeting will be held via Zoom meeting. The link for the meeting will be provided prior to the meeting. If you unfamiliar with Zoom and have no other way of finding out (from a family member or friend), feel free to knock on Michel Jouard’s door, Building 4, Unit 1A (please wear a mask).

In accord with the Governing Documents of the Tulip Gardens Condominium Association, the following is the agenda for the meeting:

  1. Call to Order and Roll Call
  2. Proof of Notice of Meeting
  3. Approval of Minutes of Preceding Meeting
  4. Report of Board
  5. New Business
  6. Adjournment

The purpose of this meeting is to inform all Unit Owners of the status of the Association’s affairs and to address any business that may come before the Board.

Enclosed, you will find a proxy to be completed by all Unit Owners in order to obtain quorum for the meeting. If you like you can assign your vote to the board or to someone you trust, but you do not have to do that. It is important that you complete this form whether you will be in attendance or not. You can either mail it back to Hampton in the enclosed envelope (you will need a stamp), or you can drop it in the lockbox in front of Unit 1A in Building 4.There are no issues currently that require a vote. The only necessary votes are procedural in nature (acceptance of minutes, adjournment, etc.)

Paving update – corrected map

The below map correctly shows the area being paved.

Monday, September 9th  – All vehicles parked on the Main Street side (pink).

All vehicles parked on the Main Street side must have their cars out of this area no later than 10 PM on Sunday, September 8th.

Tuesday, September 10th – All vehicles parked on the Van Ness side (green). 

All vehicles parked on the Van Ness side must have their cars out of this area no later than 10 PM on Monday, September 9th.

A Message From New Jersey American Water

New Jersey American Water will begin routine flushing of the water distribution system in your area Sunday, April 7th thru Friday, April 12th from 9 p.m. to 4 p.m. to ensure that you continue to receive high-quality water service. Flushing also allows us to monitor and maintain fire hydrants. When crews are working in your area, you may notice reduced pressure or discolored water. If your water is discolored, let it run until it runs clear before using. This should only take a few minutes.
