Tennis and Shuffleboard Courts Cleaned

The  tennis courts and shuffleboard courts have been professionally cleaned and are in like-new condition and open for play.  Shuffleboard cues and pucks are in the garage opposite the tennis court.   The cues and pucks are immediately on the right inside the garage.  Put the cues and pucks back in the garage after playing.  Keys to the garage and tennis court are available from Maurice at 973-812-4177.

Landscape Update

Work is complete on the removal of dead  bushes and trees. Some new bushes have been planted to replace them and additional bushes have been placed in areas in need of foliage. New pachysandra was planted along walkways as needed. During a four day period, mulch was spread throughout the complex, and grass seed and fertilizer were applied where needed.  Irrigation system repairs were made to ensure all plantings are watered properly.

Garage Electricity

Recently, the electricity in the garages of buildings 9 and 11 went out. This causes serious problems for residents who do not have manual key access on their garage door.

The electrician says the power outage is usually caused by a resident plugging in too many tools or devices. That overload triggers an outage in the garages of two buildings.

Please be considerate when you are using electrical devices in your garage. There is only one outlet in each garage, and it cannot handle multiple extension cords or plugs.

Tulip Gardens garages were originally constructed with two access systems. One is a remote and the other is a key in the center of the garage door, enabling the door to be lifted manually. Over the years, some owners have chosen to eliminate this key entry and rely only on a touch pad on the side of the garage door. If the power goes out…as it did in Hurricane Sandy….those garages are not accessible.

Tree Work Completed

The arborist from BrightView strongly recommended extensive tree work. He identified 33 trees that needed pruning, shaping and dead-branch removal.

The Garden Committee of the Board carefully reviewed the proposed work, inspecting each tree included in the proposal. Then the Board authorized the proposal.

Keeping these trees healthy is cost effective because removing them and replanting is far more expensive.

Board of Directors Report October 2018-October 2019

It’s been a big year for Tulip Gardens. Here’s a summary of activities for your review.

  1. In September, 97,000 square feet of blacktop were replaced. Due to extensive deterioration, patchwork repairs were no longer cost effective. Belgian block curbs were repaired, water drains rebuilt and fitted with grates.

 

  1. In early spring, the ash borer invaded Tulip Gardens’ ash trees. After consulting with a BrightView arborist, nine ash trees in the center courtyard were identified for treatment. On July 3, the arborist treated nine trees by injecting insecticide into the tree trunks. This must be repeated every two years for 10 years.The treatment is 85% effective. The remaining ash trees will be removed.

 

  1. The replacement of shingles on chimney chases, around furnace vents on the roof and upper side walls beneath the eves continues. The most needed areas are being replaced first. This is not repair work, it’s the removal of original 30-year-old shingles and replacing them with top-quality red cedar shingles noted for their superior wear ability.

 

  1. Irrigation system repairs continue to be made to conserve water while ensuring proper watering of grass and plants.

 

  1. Because of higher water bills, an inspection of buildings 5, 7, 9, and 11were conducted. Repairs were made to constantly leaking toilets.

 

  1. The Little Falls Fire Department requires fire door keys be placed in a locked box on the wall next to the fire doors. Fire Department officials have the master key to open the boxes.

Blacktop Paving Project

October 2, 2019 by TG Board

Blacktop paving of the entire complex is complete. In addition, water drains were repaired and new grates were installed, Belgian block curbing was replaced/repaired and new line striping and parking space numbers were painted in green to blend with the landscape.

The paving project won’t be complete until the new blacktop has set-up, cured and sealed. Sealing the blacktop will be done next summer when temperatures are about 80 degrees.

Our Tulip Gardens reserve pays for this project. There is no assessment.
