Updated Schedule For Remaining Sealcoating

The remaining sealcoating for Tulip Gardens is scheduled to resume on Monday, September 13, 2021.

The following areas are to be covered:

  • The parking areas in front of buildings 9, 11 and 12 and the driveway up to E. Main Street. This is the blue zone. On the map previously distributed.
  • Parking area adjacent to buildings 4. Please see attached map. This is in the green zone.

Time Cars Need To Be Out of Tulip Gardens (BOTH AREAS):  

All vehicles must be out of these areas no later than 10 PM on Sunday, September 12th.   

Time Cars Can Come Back Into Tulip Gardens:  

Cars can be returned late Tuesday evening, September 14th, after the coating is dry and line striping is completed.  

Re-routing of traffic and the relocation of vehicles is for a period of 36 hours after sealcoating is completed.

Garages will not be accessible during this project. You will not be able to get in and out of the garages while the paving is being done.

Anyone who will be on vacation or is not able to move their vehicles during this time must get their car key to a neighbor 24 hours prior to sealcoating.

You can park your vehicle(s) on any street in Little Falls overnight as there is no ordinance for overnight parking. No identification is necessary.

Anyone who suffers from asthma or any related breathing conditions, please keep all windows closed during this time.

New Dumpsters Installed

New dumpsters have been installed near buildings four, five and 11. Dumpsters have been ordered for buildings 8 and 12. All dumpsters have sliding doors on both sides except for the small dumpster at building 12.

Sealcoating of Entire Tulip Gardens Complex

ATTENTION: The Phase 3 parking lots – marked in blue on the below map – will be seal coated on Tuesday, September 7 weather permitting.

Weather permitting; Macchione Paving Plus will start the seal coating project on Monday, August 23rd. The work will be done in three sections.

  • 1st section (Van Ness-buildings 1-2-3-4). (Orange Side-Phase 1)
  • 2nd section (buildings 5-6-7-8-10-12) will be done the following day. (Green Side-Phase 2).
  • 3rd section (Main Street-building 9 and 11 and garages by building 12) Blue, phase 3 Access to the roadway coming into the complex will be cut in half. All residents and visitors will have to exit and enter on the same side of the road until the project is complete. The job will require the re-routing of traffic and the relocation of vehicles for a period of 36 hours (Monday night, August 23th through Friday night, August 27th). Owners cannot walk on the new sealcoating for 18 hours. Cars will not be able to drive on the new seal coated surface for 24 hours after completion. To help contribute toward a smooth operation, please observe the following directions.

Monday, August 23th-All vehicles parked on the Van Ness Side

(orange).

All vehicles parked on the Van Ness side must have their cars out of this area no later than 10 PM on Sunday, August 22nd.

Wednesday, August 25th-All vehicles parked by buildings 5-6-7-8-10-

12.

All vehicles parked in this area must have their cars out of this area no later than 10 PM on Monday, August 24th.

All vehicles parked on the Main Street side must have their cars out of this area no later than 10 PM on Thursday, August 26th.

Extensive Re-shingling Project Completed

The four-year-project to replace the shingles of chimney chases and side roofs of all Tulip Gardens buildings have been completed. This project used red cedar shingles, thicker and more weather resistant than the white cedar shingles used 30 years ago. Tailoring thousands of shingles to fit perfectly is critical to maintaining water-tight construction. The re-shingling was done by a skilled craftsman, Dennis Sattely.

New Generator Installed

The key component in our sewage system is a natural gas generator providing electricity if there’s an electric outage. It allows us to pump sewage from Tulip Gardens holding tanks into the Little Falls sewage system if there’s a power failure. The new generator replaces the unreliable 30–year-old generator. The Rapid Pump Company will continue to do quarterly maintenance.

Update on Tulip Gardens Maintenance

The entire complex has been newly mulched after a thorough spring clean-up. Many bare areas of Tulip Gardens have been planted with dozens of flowering perennials and hundreds of pachysandra plants.

Several ash trees infected by the ash borer were removed and the stumps ground up. New earth, grass seed and fertilizer were added to these areas and they will become part of the lawn.

Repairs to the irrigation system are complete. Repairs were needed because of tree roots and worn out equipment.

New skylights in the entryway of building six have been installed. One skylight in building one has been replaced. The skylights were clouded because air had leaked in, mixing with the argon gas between the glass layers.

At building two, a large section of the sidewalk was replaced. The ground beneath had sunk over the past 30 years and the concrete was uneven.

A light pole in front of building eight was replaced because the base had deteriorated.

We are close to completing the major multi-year project of replacing shingles on chimney chases and upper side walls of buildings. The only remaining building is number one. All other buildings have new chimney chases and upper side walls.

The pole fence behind building two has been repaired because it’s a safety feature in addition to being cosmetic.

The mailbox at building seven was knocked over by a truck delivering construction materials. Hampton Management is working on replacement.
